The Development

Two different schemes, with the benefit of a Doctor's Surgery being constructed in the common area between the two towers.

Scheme 1

Two tower blocks with a gross internal floor area of 206,500 sq. ft., consisting of 199 apartments. 179 apartments will be private for sale and the remaining 20 apartments are designated as ‘affordable’ (either via ‘shared ownership’ or to rent).  

 

Tower Block 1: 100% private accommodation over 28 storeys and will benefit from a gymnasium and private lounge for residents. 

 

Tower Block 2: A mix of ‘affordable’ and private accommodation over 9 storeys.

Scheme 2

A ‘scaled down’ version of Scheme 1.  Two tower blocks with a gross internal floor area of 164,250 sq. ft., consisting of 130 apartments, all of which are to be constructed for private sale.  

 

Tower Block A: 100% private accommodation over 9 storeys, with a private lounge for residents. 

Tower Block B: 100% private accommodation over 17 storeys.

Scheme 1

The provision of an Indicative Cost Estimate detailing an elemental breakdown of the building and typical fit-out costs for each apartment type.

Schemes 1 & 2

The provision of a Budget Cost Estimate developing the Indicative Cost Estimate based on 'live' market data. 

Schemes 1 & 2

The provision of detailed Cost Plans providing a full measure of all the elements within the building based on tender returns on a comparable scheme.

 

Within 48-hours of instruction by the Client.

Within 5 days of instruction by the Client.

Within 2 weeks of instruction by the Client.

Based on the information provided to the Client by QSetc, a subsequent instruction was received to develop the Estimate further.

Following receipt of QSetc's Estimate, a review meeting took place for the Client to further understand the basis and assumptions underpinning the Estimate.

Following receipt of QSetc's Cost Plan, a review meeting took place for the Client to run through the Cost Plan on a page-by-page basis.
