Overview
563 houses and apartments on the former Northfleet Cement Works at The Shore, Northfleet, built out in four phases across a riverside site facing the Thames, together with two community centres, a gym, a business lounge and a new park of around 25,000 sqm including a football pitch.
Phase 1B is 121 dwellings, Phase 2 is 130 houses, Phase 3A is 273 apartments in eight blocks and Phase 3B is 39 dwellings. Each phase has its own consent from the Ebbsfleet Development Corporation, the first granted in January 2022 and the most recent resolved in May 2026.
Gross internal floor area is 52,138 sqm.
What we did
QSetc prepared an Indicative Cost Estimate in June 2025 covering all four phases, so the client could see the cost of the whole site. It is the largest scheme we have costed.
