Overview
The site is a narrow strip of land to the north east of King George V Playing Fields on Northaw Road East, within the wider King George's Vale development. The sixteen homes are a drop-in application, a self contained parcel brought forward inside an existing outline consent for up to 121 dwellings.
All sixteen are three-bedroom, five-person houses in three types, eight Regency and six Beaufort with open-plan or separate living rooms, and two Rosemont without an internal garage. Fourteen have garages. They are semi-detached, mid-terrace or end-terrace, arranged in a single run that follows the curve of the road.
The ground falls across the site, so the houses are two to three storey split-level, with finished floor levels stepping down along the terrace. Materials are red facing brick with dark red detail brick, slate-effect and clay-effect roofs, white casement windows and black rainwater goods.
What we did
QSetc prepared an Indicative Cost Estimate from the Gardner Stewart drawings, and a revised estimate the same month for an amended layout.
