Overview
This scheme is the redevelopment of land at Lye Lane, Bricket Wood, for 173 homes. 139 are private houses across a range of two, three and four bedroom types, and 34 are affordable apartments in two blocks. The layout is arranged around a central SuDS basin with a LEAP play area and an orchard.
The mix is 16 one bedroom, 58 two bedroom, 86 three bedroom and 13 four bedroom homes. Four of the apartments are M4(3) wheelchair accessible.
Gross internal floor area is 16,266 sqm. Outline permission for up to 190 dwellings was granted by St Albans City and District Council under 5/2023/0983.

QSetc prepared an Indicative Cost Estimate in March 2026, including piled foundations, demolition, decontamination, asbestos removal, site wide infrastructure and off site highways work.
