Overview
City House stands on Sutton Park Road, in the town centre, with the Civic Centre opposite and Sutton Baptist Church immediately to the north. The existing office building is demolished and replaced with a single block stepping from five storeys at the church end to thirteen at its tallest, holding seventy apartments over ground floor commercial floorspace.
The block is set back from Cheam Road to open up the view of the church, with a landscaped forecourt and amenity and child play space between the two buildings. Above ground floor there are twelve residential levels, with a podium at level five, balconies to the apartments and photovoltaic panels and air source heat pumps at roof level.
The site is constrained on every side, with a loading bay and neighbouring buildings hard up against the boundary and a bus stop on the frontage.
What we did
QSetc prepared an Indicative Cost Estimate in December 2023, including demolition of the existing office building.
