Overview
The site is a long, narrow strip on Mantle Road in Brockley, bounded by the railway on one side and by housing on the other, with Brockley station at the north end. The scheme is a six-storey building stepping down along the site, with forty-six apartments over flexible commercial floorspace at ground level.
The building is a concrete frame with brick-clad panels, a set-back top floor behind a brise soleil, and balconies to the southern elevation. On the railway side the apartments have wintergardens rather than open balconies. A communal roof terrace and play space of 285 sqm sits above, with blue, green and biodiverse roofs elsewhere.
A Thames Water easement runs through the site, which the building has to bridge.
What we did
QSetc prepared an Indicative Cost Estimate in October 2023, revised in April 2024, including the transfer deck needed to carry the building over the Thames Water easement.
