Overview
This scheme is Stage 2 North, Plot 208A at Barking Riverside, the largest regeneration site in east London. Five blocks arranged around a central courtyard provide 440 apartments, together with 230 sqm of commercial floorspace at ground floor, a residents' gym, parking, landscaping and tertiary roads.
286 apartments are private, 42 shared ownership and 112 affordable rent, so 35 per cent of the scheme is affordable. The mix is 140 one bedroom, 225 two bedroom and 75 three bedroom homes, all apartments with no houses.
Gross internal floor area is 42,275 sqm across the five blocks. Reserved matters were approved by the London Borough of Barking and Dagenham under 22/01249/REM.
What we did
QSetc prepared an Indicative Cost Estimate in December 2023, priced block by block using Bellway's supply chain rates, with overheads and profit excluded.
