Overview
The Paddington Packet Boat is a public house on the corner of High Road and Packet Boat Lane in Uxbridge. It is demolished and replaced with an L shaped block of purpose built student accommodation that turns the corner and addresses both street elevations, with the upper floors set back to hold the scale down.
The rooms are studios rather than cluster flats, ranging from 15 to 25 square metres and averaging 16.1. Ten per cent are built to M4(3), against a market standard of five. Common areas, internal amenity space and a landscaped external amenity area of 166 square metres sit within the block, with cycle and motor cycle parking and refuse storage at ground level.
We costed the scheme twice. The first estimate in June 2023 supported the original consent at 61 rooms. The second in September 2025 followed a redesign that added rooms within broadly the same footprint, and the current application takes it to 75.
What we did
QSetc prepared a Cost Plan in June 2023 for the original 61 room scheme, and a revised Cost Plan in September 2025 when the redesign took it to 75 rooms.
