Overview
This scheme converts Emerald House at 30-38 High Road to 33 apartments, next to the former Byfleet fire station. 23 apartments come from refurbishing the existing office building, four from a new vertical third storey, and six from a new three storey rear extension.
The mix is six one bedroom one person, 11 one bedroom two person, eight two bedroom three person and eight two bedroom four person apartments, 11 on each of the ground, first and second floors. There is 179 sqm of private amenity space and 283 sqm communal, including a roof top garden, with 29 parking spaces and 40 cycle spaces.
Gross internal floor area is 2,188 sqm, of which 1,436 sqm is the existing building, 280 sqm the vertical extension and 473 sqm the new rear extension.
What we did
QSetc prepared an Order of Cost Estimate in June 2024, pricing the refurbishment of the existing building, the vertical extension and the rear extension separately.
