Employers Agent & Contract/Project Admin Schemes

A snapshot of some of QSetc's ongoing and recent Employers Agent, Contract & Admin projects, including residential new builds and redevelopments.  Additional projects are in the pipeline awaiting Planning Consent.  Our services include Employers Agent, Contract Administrator, Partnership Supervisor, Procurement/Tendering and Cost to Complete exercises.  With extensive working knowledge of the various forms of standard construction contracts, we proactively work with clients to procure reliable and cost-effective contractors for their development works. Mark is working on behalf of Ward Williams for one project, in order to provide consistency to the client and wider team, over the lifetime of the project.  The development values of the schemes we support range from £2 million to £120 million.

The Development:

 

A Joint Venture development between Real World and Stonewood of 18 'private' for sale high-quality homes, in the village of Box, Wiltshire.  There are an additional two flats which are being constructed for a local Housing Association.

The development is situated within the Cotswolds Area of Outstanding Natural Beauty.  

 

The mix of two, three and four bedroom homes have all the benefits of a stunning village location about 3 miles from Corsham and 5 miles from Bath.

The provision of Employers Agent services under a JCT Design & Build Contract which includes monthly  valuations of works undertaken, along with the issue of payment notices.  Formal instructions for variations of the Employer's Requirements to the Contractor and the assessment of any delay and associated loss and expense claims. 

 

Monthly reports to Employer detailing all of the above, together with a forecast final account for the project.

The Development:

 

The development is for the construction of 8 no. new dwellings and associated ancillary facilities including bin store, drainage attenuation and newly formed access onto Church Street.  The site comprises 6 no. bungalows and 2 no. three-storey houses, with associated external works and infrastructure.

 

The development has a Gross Internal Floor Area (“GIFA”) of 595m2 (6,405 Sq. Ft.)

 

The development will provide 8 private residential units for sale; six of these will be 2-bedroom/4 person bungalows, and two will be 3-bedroom/6 person houses.

The provision of an elemental cost plan to complete the development, alongside the gathering of information from the Developer to provide to the Lender, Hodge Bank. 

 

Guidance provided to the Developer with regards to the best procurement route and continued communications with Hodge Bank to provide updates on development progress in terms of procurement, programme and risks.

The Development:

 

The Twyford Abbey Site comprises the long-vacant, Grade II listed Twyford Abbey. The grounds of the Abbey maintain a country estate character. To the north of the Abbey is a Walled Garden, which is separately Grade II listed and forms an ensemble with the house. Both the Abbey and the Walled Garden are in a state of dereliction.
 

The development comprises the partial demolition, alteration, restoration, and conversion of the Grade II listed Twyford Abbey into 30 residential units and  residential lounge/kitchen and WC facilities.   The works involve a new roof, new windows and doors, and re-rendering of the existing building prior to fitting out as 'private for sale' apartments.

The development will provide a mix of one, two and three bedroom private apartments.

The provision of a fully measured Cost Plan with costs based on the Stage 2+ RIBA Design information provided.  Employers Agent services under a JCT Design & Build Contract which includes monthly  valuations of works undertaken, along with the issue of payment notices.  Formal instructions for variations of the Employer's Requirements to the Contractor and the assessment of any delay and associated loss and expense claims.   Monthly reports to Employer detailing all of the above, together with a forecast final account for the project.​Chairing monthly site progress meetings and distributing minutes as well as undertaking fortnightly progress meetings with the Contractor.​  In addition to our QS and EA role, recommending other potential design team organisations to the client and designing and maintaining the development build programme, as well as managing tender processes.

The Development:

​

This scheme is being delivered as a joint venture between Telford Homes and Peabody.  The 420 unit scheme provides a mix of private rented apartments, and 290 'affordable/shared ownership' apartments, together with an area of commercial space on the ground floor. 

 

The development is in three blocks and up to 18 storeys high, around a shared courtyard and is just a few minutes’ walk away from the new Brentford Community Stadium.  Brentford is home to Brentford FC and London Irish RFC and the new neighbourhood is just a short distance from the UNESCO World Heritage-listed Royal Botanic Gardens.
